CMGC

What is CMGC and why is it important?

The Link US Project is the first major project delivered by LA Metro using the Construction Manager General Contractor (CMGC) alternative project delivery methodology. Many firms used to working on LA Metro projects may not be familiar with the differences between CMGC and design-bid-build or design-build.

In essence, CMGC is a project delivery method used by public owners who are seeking a collaborative approach among the agency, design, and construction teams. The benefits of CMGC include bringing the builder and key subcontractors on early so that they can provide constructability reviews, value engineering, and cost and schedule validation. It is a preferred delivery method for complex projects that require a high level of sequencing and extensive stakeholder coordination. CMGC also enables the public owner to retain control of design and affords an opportunity to work collaboratively on final project scope and risk allocation. CMGC project delivery is broken into two phases; preconstruction and construction.

Preconstruction

Preconstruction services are preliminary planning and engineering services provided by the contractor/builder before a construction job even begins. The pre-construction stage involves helping to refine the project, identifying potential issues, planning and scheduling, scope review, cost estimation, and value engineering. The preconstruction phase for the Link US project is anticipated to be approximately two years.

Construction

Leading up to the construction phase, bid packages will be prepared and presented to interested subcontractors. We will work extensively with small and disadvantaged businesses to prepare for these opportunities.
